URBANIZING THE BLOCK:
Complete the context: replace the last two hold-out SFDs with multifamily consistent with the rest of the block and adjacent streets.
Transform an ugly back alley into a mid-block public space with building fronts.
Synthesis with context:  setbacks, height, materials, differentiated massing, window unit sizes and variety, flat roofs & parapets.
Respects the history of previous use and of rhythm, massing and façade widths along street.
Architecture of today that bridges the context of traditional, mid-century modern and contemporary.

DESIGN PROGRAM & GOALS:
2-story DU design - strategy of stacked 2-level duplex units; 6 DU per building
Open plan public spaces of living, dining, cooking.
DU public spaces relative to public realm outside.  Public v. private separation.
Efficiency layout and construction with just two unit types. Economical design.
Intended for families or student groups from nearby universities
Sustainable Design, renewables, energy efficiency and passive solar.
Daylighting throughout DU interiors.

BZA – APPROVAL THROUGH DESIGN MERIT
3 dozen neighbors fought the change, presenting to the BZA a 12' scroll of their nostalgic traditional SFDs further up the same street.  To rebut, I showed that there is not even one other SFD on this large block, not across any of the streets. One could not see a SFD from this site!  BZA agreed and complemented the design sensitivity to all their concerns.

6,500 SF x 2 buildings = 13,000 SF Total
